Q: When are HOA fees due/late?

HOA fees are due on the 1st of the month and late on the 10th of the month. Dues that are late will incur a $10 late fee.

Q: Where can we pay fees?

HOA fee payments can be dropped off at the Lugano Club House or mailed to the EMC Corporate Office (2801 SW Archer Road, Gainesville, FL 32608).

Q. Where can I get an EFT form?

You can pick up an EFT form at the clubhouse or print one online here.

Q: How can I find out my account balance?

Q: What should I do if I receive a courtesy notice for my home?

All homeowners agree to abide by the covenants of the neighborhood to maintain home values and aesthetic appeal. Please take corrective action upon receipt of the notice and contact the property manager with questions. Failure to correct the issue could result in further action by the board.

Q: Can I make exterior changes to my home?

Yes, after submitting an ARC form to the committee and receiving approval.

Q: What day is trash pickup?

Monday.

Q: Where can I store my trashcan and recycle bins?

Inside garage or behind back yard fence.
