Leasing Manager (ORL) Job Description

Summary:

Perform all aspects of property leasing, including but not limited to; Training and Supervision of leasing staff. Lease up of property, resident verification, file completion, customer satisfaction. All aspects must be performed in a timely manner. 

Essential Duties and Responsibilities:

  • Training and supervision of leasing staff and work schedules to correspond with payroll budget 
  •  Completion and analysis of monthly market survey with respect to local competition 
  •  Plan and execute resident’s events utilizing budget for events 
  •  Seek out cooperative advertising for social events and move in packets 
  • Work with marketing department on social media and event advertising 
  • Maintain and update leasing and traffic reports 
  • Properly execute application process and type resident leases in accordance with annual calendar 
  • Monitor all forms of advertising, guest cards and auditing of advertising, including advertisers utilizing recorded calls as leasing and training tools 
  • Communicate website, hours and updates to the marketing department and all forms of advertisers. 
  • Periodically shadow leasing agents for optimal training 
  • Utilize all forms of outreach marketing 
  • Audit BLUE BOOK for accuracy 
  • Monitor closing ratios of prospective residents 
  • Plan and participate in local housing fairs 
  • Keep workspace organized and professional 
  • Monitor morning merchandising 
  • Ensure curb appeal, models and tour route is orderly and clean in appearance 
  • Attend additional local apartment association training as well as Grace Hill online  Maintain 95% occupancy and renewal of 50%. 
  • Completes lease form or agreement and collects rental deposit. Fill out work order, answer phones, show apartments, take applications, prepare lease packets, prepare work orders and filing. 
  • Coordinate leasing staff to sparkle inspections prior to move ins. 
  • Compiles listings of available rental property. 
  • Follow up on callbacks in a timely manner 
  • Maintain familiarity with local competition and new units coming on-line. Shop all competition. Assist market survey and occupancy survey. 
  • Communicate with supervisor and co-workers concerns or trends with respect to rentals. 
  • Stay current on rental rates, information and specials.

Education/Experience:

High School diploma. A minimum of 1-3 years of experience in sales or leasing management experience preferably in apartment industry.
