Licensed Community Association Manager (CAM) Job Description (GNV)
Position Summary
The Regional Community Association Manager (CAM) is the licensed leader for a portfolio of HOA communities managed by Emmer Management. The Regional CAM will manage each community’s lifestyle and the quality of life of its homeowners. To encourage productivity this position is a hybrid work model that is flexible and supports a blend of in-office, remote, and on-the-go employee.
Essential Duties and Responsibilities
Oversee each community’s club director and maintenance tech and ensure they are preforming their job duties effectively and efficiently.
Communicate and work closely with board members for each community’s respective HOA.
Facilitate and attend board meetings.
Conduct site inspections regularly, identify deficiencies and provide recommendations and action plans in order to improve the property. Ensure compliance as required in association documents and by Florida Statutes. Process monthly violation notifications.
Oversee maintenance, hire and supervise vendors. Solicit bids, meet with vendors and contractors, and inspect work to ensure completion of repairs/projects.
Facilitate the resolution of disputes and enforcement of association rules and regulations.
Working knowledge of association governing documents, Florida Statutes pertaining to HOA management and enforcement/compliance of community docs.
Review financials, work within budget guidelines, monitor and approve expenditures pertaining to annual budget. Communicate budget variances to accounting department.
Responsible for day to day operations of all aspects of the portfolio of communities.
Maintain accurate records and documentation related to association operations.
Any other responsibilities that may be required from time to time by supervisor or BOD.
Qualifications:
Active Community Association Manager License in the State of Florida
Maintain Community Association License and the necessary continuing education
3+ years' experience managing community association in a HOA portfolio setting
Experience in an environment requiring high levels of customer service, highly motivated and confident professional, excellent written\verbal communication skills, detail oriented, proven leadership, problem solving skills, competent in Excel, Word, Outlook and experience with financial reports and budgets.
Education/Experience:
Community Association Manager License with 3+ years’ experience managing HOA portfolio required.
