Job Description

Summary:

Engages in all aspects related to maintenance and repairing physical structures of buildings and grounds by performing the following essential duties.

Essential Duties and Responsibilities:

  • Perform maintenance tasks in plumbing, electrical, carpentry, mechanical, HVAC, and painting to ensure the proper functioning and appearance of apartments and common areas.
  • Conduct repairs to masonry within the apartments and common areas or furnishings of buildings.
  • Complete light maintenance tasks such as caulking, changing locks, replacing screens and doorstops, changing air conditioning filters, and replacing light bulbs.
  • Maintain and upkeep of swimming pool, including chemical treatment, cleaning, and filter maintenance. Report any issues to the supervisor.
  • Carry out groundskeeping activities, including mowing lawns, trimming hedges, removing weeds, and maintaining the upkeep of common areas and the pool.
  • Perform seasonal tasks such as raking leaves and disposing of refuse.
  • Ensure the cleanliness and upkeep of buildings, including shops, common areas, and offices.
  • Tasks include buffing floors, dusting, sweeping, mopping, vacuuming, and washing windows.
  • Assist other departments as needed, including moving furniture and unloading and storing supplies.
  • Work with other supervisors to coordinate activities across different departments.
  • Be available for after-hour emergency maintenance issues as outlined in the Apartment Operations Manual.
  • Follow all company policies and procedures.
  • Perform additional duties as required to meet the needs of the property.

Education/ Experience:

High School Diploma. A minimum of 2+ years related apartment industry experience.

Certificates and Licenses:

  • EPA Type II or Universal Certification preferred.
  • Valid Driver's License may be required.

Computer Skills:

To perform the job successfully, an individual should have average computer knowledge.

  • While performing the duties of this job, the employee is regularly exposed to wet or humid conditions (non-weather); work near moving mechanical parts; outdoor weather conditions and risk of electrical shock. The employee is occasionally exposed to work in high, precarious places and vibration. The noise level in the work environment is usually moderate but can sometimes be loud.
