Job Description

Summary:

The role is under the guidance of the Maintenance Supervisor/ Director and involves supervising maintenance staff and engaging in various maintenance and repair activities for buildings and grounds. This role requires a blend of technical skills in various maintenance areas, supervisory abilities, and the flexibility to handle emergency situations and assist other departments.

Essential Duties and Responsibilities:

  • Assist with train and oversee regular Maintenance Technicians.
  • Assist with conducting routine property inspection to identify and address safety issues
  • Perform tasks related to plumbing, electrical work, carpentry, mechanical systems, HVAC, painting, and masonry repairs in apartments and common areas.
  • Maintain and upkeep of pool, including chemical treatment, cleaning, and filter maintenance; report issues to the supervisor.
  • Handle tasks like caulking, changing locks, replacing screens and door stops, changing air conditioning filters, and replacing light bulbs.
  • Maintain and upkeep of common areas, including the pool and the disposal of refuse.
  • Clean and maintain buildings, including shops, common areas, and offices, by buffing, dusting, sweeping, mopping, vacuuming, and washing windows.
  • Assist other departments as needed, including moving furniture and unloading/storing supplies.
  • Work with other supervisors to coordinate departmental activities.
  • Be available for after-hours emergency maintenance, following guidelines in the Apartment Operations Manual.
  • Adhere to company policies and procedures.
  • Perform additional tasks as needed to meet the needs of the property.
  • Follow all company policies and procedures.
  • In person work required.

Education/ Experience:

High School Diploma. A minimum of (5+) year apartment industry experience required.

Certificates and Licenses:

  • EPA Type II or Universal Certification required
  • CPO Certification required
  • CAMT (Certified Apartment Maintenance Technician) optional.
  • Valid driver’s license.

Computer Skills:

To perform the job successfully, and individual should have average to advanced Computer knowledge.
